For multifamily owners and operators

When leadership changes, the portfolio should not lose its memory.

Many units, many contractors and years of work orders, held by people who eventually move on. Harmelo keeps one continuing record across buildings, units and equipment, so the next operator inherits the record, not a collection of mysteries.

A walkthrough is virtual and uses demonstration data. Nothing on this page creates an account.

Capital planning: near-term replacements, lifecycle exposure and the replacement timeline.
Demonstration dataCapital planning from the equipment on record. Planning assumptions, not predictions.
The problem
Capital plans are rebuilt every cycle from memory.
What Harmelo does
Replacement windows and cost ranges from the equipment on record.
The outcome
A documented basis for the next capital or depreciation plan.

What it costs today

The same unit problem, solved again in every building.

Recurring issues stay hidden

The same problem shows up in work orders across many buildings, and nobody sees the pattern.

Every contractor documents differently

Regional and head-office teams cannot compare what one vendor wrote with what another wrote.

Reserve work restarts each cycle

A reserve study is a snapshot. Without the history between studies, each one begins again.

What you receive

Rollups across buildings, units and equipment.

  • Building, unit and equipment rollups
  • Standardized records across every contractor
  • Recurring findings visible across units and buildings
  • Open items that stay visible through staff changes
  • Unit history that survives resident turnover
  • Warranty and documentation continuity
  • Aging and replacement context across the portfolio
  • A record an incoming chief executive, asset manager or maintenance leader can read on day one

How it works

Standard records in, portfolio answers out.

  1. Contractors file to one standardEvery vendor records readings, findings and recommendations the same way, against the right unit and equipment.
  2. Findings roll upA finding on one furnace joins every similar finding across the portfolio.
  3. Open items persistA recommendation stays open until someone records a decision, whoever is managing the site.
  4. Planning starts from historyAging and replacement context supports capital planning and future reserve or depreciation work.

In the product

Replacement context and a report the next operator can read.

Reserve planner with lower, base and higher requirement scenarios.
Demonstration dataReserve planner: scenarios from documented equipment and cost ranges.
The problem
Reserve scenarios start from an inventory someone had to rebuild.
What Harmelo does
Lower, base and higher requirement scenarios from the documented assets.
The outcome
The reserve professional starts from what is already known.
Evidence pack generated from the record.
Demonstration dataAn evidence pack the next operator or a lender can read, with each statement's class and source.
The problem
A lender or insurer asks for maintenance evidence.
What Harmelo does
An evidence pack from the same record, each fact with its class and source.
The outcome
Answers in minutes, not weeks of assembling files.

Boundaries

Harmelo supports the professionals. It does not replace them.

What Harmelo does not replace

Harmelo does not replace a reserve study, an engineering opinion or a condition assessment, and does not certify any of them. Estimates should be reviewed alongside current inspections, professional advice and the organization's own planning requirements.

Why start now

When a site manager, contractor or chief executive changes, the knowledge between assessments goes with them. A record started now is what an incoming leader, or the next reserve study, begins from.

Pricing

Published pricing for multifamily operators

$60 per door annually, with a $5,000 annual minimum. Implementation and onboarding are priced separately.

All prices are in Canadian dollars (CAD), before tax.

The $5,000 is the minimum annual software commitment, not a flat fee. From 84 doors, the per-door figure is higher than the minimum and applies as calculated.

Door counts you give us are self-reported and used to prepare an initial estimate. Nothing is binding until Harmelo reviews it with you.

Request a virtual walkthrough

Tell us about the portfolio. Someone from Harmelo will reply to arrange a virtual walkthrough using demonstration data. Building and door counts are self-reported and used to prepare an initial estimate; nothing is binding until Harmelo reviews it with you.

  • No account is created and nothing is charged.
  • Your details are used only to reply to this request.

Whatever you tell us here is self-reported and is used to prepare an initial estimate. It is not a quote, and nothing is binding until Harmelo reviews it with you.

Sending this creates an inquiry with Harmelo. It does not create an account, and it does not grant access to any console.
