For home and building inspectors

Your inspection should remain useful after possession day.

Careful observations become a static report that loses relevance once the transaction closes, and later work can blur what you actually said. Harmelo preserves exactly what you observed, dated and under your name, without making it say more than you intended.

Access for inspectors is arranged with Harmelo after review. Nothing on this page creates an account.

Inspector console, inspections: open and delivered
Demonstration dataInspector console: open and delivered inspections.
The problem
A report is read once and filed.
What Harmelo does
Delivered inspections are kept under your name and credential, and stay on the home's record with the owner's permission.
The outcome
Your work stays useful, and attributed to you, long after the inspection date.

What is lost today

Good inspection work disappears from the story of the property.

The report is read once

It informs one decision and is filed, often never opened again.

Scope gets lost in retelling

What was not accessible or outside scope is easily read as a clean bill of health.

Later work blurs the original

Months later, nobody can separate what you observed from what a contractor did afterwards.

What stays on the record

Your observations, exactly as you recorded them.

Observed

What you saw and documented, with photographs and notes, dated and attributed to you.

Not observed

What you could not access or did not assess, recorded as such rather than left blank.

Outside scope

What the engagement did not cover, so no one reads more into the record than you wrote.

How it works

From site visit to a record the homeowner keeps.

  1. Inspect from your templateYour sections and items, with your letterhead and branding.
  2. Record with evidencePhotographs and findings sit beside each observation.
  3. Deliver and freezeDelivery locks the inspection under your identity; later contractor work is recorded separately.
  4. The homeowner keeps itWith the owner’s permission, the inspection stays with the home as a structured starting point for future maintenance.

Boundaries

What Harmelo does not do.

What Harmelo does not replace

Harmelo does not certify inspections or inspectors, verify credentials, rank or recommend anyone, or monitor the property after your inspection. It does not change your professional obligations or extend your scope. Your record describes conditions on the date you recorded them. The owner controls who sees it. After closing, homeowners keep their record in Asset History Report, the homeowner product.

Why start now

Once the transaction closes, observations that are not kept with the building stop being useful to anyone, including you.

  • Access is arranged after review.
  • No account is created and nothing is charged.
  • Homeowners keeping the record of their own home use Asset History Report, the homeowner product. Harmelo is for the professionals and organizations around the building.

Sending this creates an inquiry with Harmelo. It does not create an account, and it does not grant access to any console.
